First Impressions From The Moxie Perspective

As a vacation rental cleaner, you never know what you are going to walk into once the guests have checked out. Your first impression of the guest can go one of two ways. The first way you are going to walk into the house and the guests have completed the checkout list that the owner has provided. If this is the way that you walk in, your clean is going to go great and you normally won’t have problems. The second way is that you are going to walk in, the rental is going to be completely used, and nothing is done on the checkout list. If you walk into a super used rental, your clean is going to be tougher, and you are usually going to be there longer than intended. 

Having Checkout Suggestions

When guests check out of a vacation rental, Moxie Girl leaves a complimentary checklist for the guest to follow to make our clean and arrival so much easier. Some of our suggestions include stripping the beds or starting towels in the washer, starting the dishwasher, and taking out the trash. Just by doing one of these simple tasks can make a Moxie Girl’s cleaning go so much smoother. When we walk into a vacation rental, and the guests have left the place without doing any of the checklists, then the cleaner stresses once they get there debating on how the cleaning is going to take them. 

Not using Checkout Suggestions 

When guests check out of a vacation rental and don’t use any of the checklist suggestions, it can make our job so much more stressful. I’ll give an example, here at Moxie Girl, when cleaning a vacation rental we sometimes encounter a same day turn, which means the cleanings need to take place in between a guest checking out that day and new guests arriving the same day. When cleaning a home that is same day flip you’re on a time crunch. So, when guests leave a bunch of towels, and bedding used then we are responsible to clean all of the laundries, but with guests starting a load of laundry it makes our cleaning go a little smoother and can cut an hour or so off the cleaning time. Another suggestion for guests is picking up and taking all their trash out, by doing this it doesn’t take up our cleaning time, and we have more time to focus on the resetting of the home and getting the vacation rental ready for their next guest. So next time you stay at a vacation rental, keep your cleaners in mind and partake in the check out suggestions.

Take a Hike During Your Valley Vacation Rental Stay!

Looking for something to do during your vacation rental stay in the Phoenix area? If you’re a hiker, you’ll be happy to know there’s no shortage of fantastic trails in and around the Valley! 

 

No matter where in the Phoenix area you’ve booked your vacation rental, there’s sure to be some great hiking nearby! Moxie Girl, the Valley’s vacation rental specialist, is here to get you started with a few of our favorite trails.

Phoenix Mountains Preserve

 

The Phoenix Mountains Preserve is actually a whole group of parks: Piestewa Peak, North Mountain/Shaw Butte, Lookout Mountain/Shadow Mountain, and Dreamy Draw Recreation Area.

 

Located in what some refer to as “the middle of Phoenix” – geographically anyway, the summits in these parks offer stunning views of the Valley in all directions!  And although the preserve is easily accessible from several busy city streets and a freeway, you certainly won’t feel as though you’re in ANY city as you’re hiking or biking the trails here.

Trails within the Preserve parks range from easy to moderately challenging, so there’s something for hikers and bikers of all fitness levels. Leave your ATVs and electric bikes at home though – there are no motorized vehicles allowed on the trails!

 

You can even enjoy hiking the trails with your dog – as long as your dog is on a leash AND it’s below 100 degrees. Dogs are prohibited on the City of Phoenix hiking trails when the temperature is 100 degrees or warmer. (Temperatures can reach 100 degrees quickly during the summer months, so consider hiking as early as possible in the day – dog or no dog!)

 

The parks at Phoenix Mountains Preserve are hugely popular with the locals, so trails can become pretty populated during peak times such as holidays and weekends. Moxie Girl recommends early mornings during the week for an easier time parking and a more tranquil experience.

Sunrise Trail – Lost Dog Wash Trailhead

If the vacation rental you’ve reserved is located in the Northeast Valley, Sunrise Trail is a “must” for hikers. Heck, even if your vacation rental is somewhere else, Sunrise Trail is easy to get to from most areas in Phoenix – and definitely worth the drive.

 

Located in the McDowell Sonoran Preserve, Sunrise Trail is far more “out-of-the-way” than many hiking trails in the Phoenix Metro area. Even during peak-use hours, parking is ample and services are consistently well-reviewed and the Lost Dog Wash Trailhead is a popular place to start this hike.

 

Lost Dog Wash Trailhead boasts clean public restrooms, filtered water, and a structure providing shade and shelter if needed. On the weekends, you’ll likely find volunteers from the McDowell Sonoran Preserve Conservatory on hand to answer questions and offer information about the Preserve – including specific plant and animal life you may encounter during your visit.

 

Sunrise Trail can be a moderately difficult hike, so it may not be suitable for beginners. There are also many other trails within the McDowell Sonoran Preserve, so pay attention to the signage.  You’ll be working your way up to Sunrise Peak – where you’ll be rewarded with a magnificent, sweeping view of Scottsdale and Fountain Hills before making your way back down to the trailhead!

 

Please note the temperature threshold for dogs on the trails at McDowell Sonoran Preserve is 90 degrees – 10 degrees lower than the Phoenix parks limit. For more information about Sunrise Trail and the McDowell Sonoran Preserve, please visit the City of Scottsdale website

Best Photo-Op Hike in Phoenix

 

Why take a selfie with a panoramic backdrop, when you can take a selfie with a panoramic backdrop THROUGH A HOLE IN A ROCK made mainly of sandstone? If you’re looking for an easy hike (suitable for most fitness levels) with amazing views of the Valley and a “wow!” social media moment, Hole-in-the-Rock at Papago Park, is the place for you.

 

This is a very popular trail, so don’t expect to be alone on this hike. Hole-in-the-Rock is perfect for family and group outings. Papago Park is also adjacent to the Phoenix Zoo and the Desert Botanical  Gardens, giving visitors a chance to experience even more of our native plants and desert-dwelling creatures!

 

Visit the City of Phoenix Parks and Recreation website for more information about Papago Park. In addition to hiking and biking trails, Papago Park offers many other recreation facilities, including an archery range, fishing lagoon and the Hall of Flame Museum of Firefighting!

Hike Safely!

 

The Arizona desert is no place to forget safety precautions – in fact, please use EXTRA precaution when hiking! Our landscape is uniquely beautiful. Much of it is also sharp, rough, pointy, and can otherwise hurt you. Watch your step – not only to prevent falls but to keep an eye out for our cleverly camouflaged wildlife, such as rattlesnakes, scorpions, and such.

 

To say our desert heat can be brutal is a huge understatement. Check the weather forecast and plan your hike accordingly, packing an abundance of water. Sun protection is a must – don’t forget your hat or visor and apply a high SPF rated sunscreen (re-apply during your hike if necessary!)

It is finally summertime!!! Do you know what that means?!? It means it is time for that summer vacation that you deserve. The beginning of this year has been a whirlwind of events. Even if your vacation rental home’s outdoor space “looked great!” last fall, things can sure take a beating in the space of summer here. Take an honest look and ask yourself: Is it appealing to guests? Is it clean? Is everything in good repair? Is the seating comfortable? Is there anything at all that could make it better? 

Visitors to the Phoenix area during our beautiful fall through spring seasons are likely to want to spend as much time as possible enjoying themselves outside. As we’ve noted in previous blogs, most recently “Vacation Rental Homes Only!” vacation rental home guests tend to get super-comfy after about day 3 of their stay – and this usually results in the need for a much deeper between-guest cleaning than a 2-3 day booking would require. 

What We Know

 

With our vast experience caring for vacation rental homes throughout the Phoenix area, Moxie Girl also sees more damage done to rental properties by longer-term guests than shorter-term vacation rental guests.

These are two of the big reasons many vacation rental homeowners are reluctant to allow long-term stays on their properties. However, summer does tend to be the season where guests are seeking more lengthy stays. Especially here in Phoenix, a multi-week or even longer occupancy is tempting to the vacation rental owner, since summer tends to be brutal and rental activity takes a hit.

 

The Benefits of Mid-Stay Vacation Rental Cleaning

 

One thing vacation rental homeowners allowing longer-term bookings this summer are doing to alleviate their concerns is scheduling “mid-stay” cleanings. Long-term guests really settle in and begin treating the vacation rental home as they would their own home…and since you probably don’t know what THEIR home looks like, it’s best just to expect that they may not clean the vacation rental at all during their stay.

 

A mid-stay cleaning will not only make the cleaning after the guests departure (hopefully) much easier and quicker, but it also allows the vacation rental homeowner to become aware of any suspicious activity, theft of or damage to the vacation rental or its contents while the guests are still there. 

Many long-term vacation rental guests see mid-stay cleanings as a perk! Just because a guest is messy doesn’t mean they don’t appreciate a clean space. Also knowing that professional cleaning is scheduled during their stay may prompt guests to live a little neater than they normally might.

Monsoon Season and Your Vacation Rental Home

Own a vacation rental home in the Phoenix area? If so, there are definitely things you should do in preparation for our monsoon season! This period of exceptionally wacky weather can start as early as June and not calm down entirely until October. Moxie Girl has a few tips to keep your guests in loop and help limit the potential for summer storm-related damages to your vacation rental home.

Landscaping

Professional tree-trimming done prior to monsoon season is an important step in reducing the chances of branches breaking, and possibly causing other damage to your vacation rental home during high winds.

If your vacation rental property has young trees, be sure they are properly staked. Swaying in the wind is actually helpful in growing strong trees, but if not properly staked young trees are easily uprooted!

As temperatures rise, we often think we should be giving our trees and other landscaping extra watering time, but did you know that over-watering can cause root-rot and top-heavy growth in your trees? Decaying roots, especially in combination with top-heavy growth, leave trees exceptionally vulnerable to damage from high winds.

 

So, water “deeply” (think of it as a nice leisurely bath, vs. a quick shower) but less frequently to keep those beautiful trees on your vacation rental property growing healthy and strong!

 

Patio Umbrellas

Patio umbrellas are a versatile source of shade, and can even make a colorful fashion statement at your vacation rental property. Even in our extreme Phoenix summer sunshine, quality patio umbrellas are capable of seeing your vacation rental property through more than a few seasons.  Quality patio umbrellas can also be quite pricey, so it’s definitely in your best interest to take proper care of them.

 

It should be standard to keep umbrellas closed when not in use to prolong their lives and good looks – their labels even say so. Leaving patio umbrellas open during a monsoon storm can be a death sentence for your patio umbrella, especially in areas experiencing “micro-bursts.” Open umbrellas can also be easily picked up and carried by high winds, causing further damage to your vacation rental property.

 

Pools and Spas

 

Increasing the frequency of your regular professional pool service, if possible, is a great idea! But even with increased service, unexpected storms can leave the pool at your vacation rental home looking a mess. Have basic tools on hand for guests to do a little DYI cleaning, if necessary – a skimmer, at the very least! (Also, the umbrella rule should also apply to spa covers – keep it down when not in use!)

Read on to find out how to better prepare yourself and your vacation rental home to maximize bookings and profitability for the coming spring.

 

Mark Your Calendars!

Events such as the Waste Management Phoenix Open golf tournament and the Cactus League spring training games draw thousands of visitors to the Phoenix area each year and 2019 should be no exception. The Phoenix Open runs from January 28th to February 3rd. Spring training dates for 2019 aren’t scheduled as of this writing, but if we have to “ballpark” it (see what we did there?) Moxie Girl says plan for the last week of February through the first few days in April, for now.

 

Also, the month of March – ALL of it – seems to be the most popular month for vacationing in Phoenix – and it’s no wonder since our weather is usually perfect!

Review your vacation rental home rates for all spring dates, NOW. Lodging rates during these high-traffic months can be 2 1/2 to 3 times higher than summer months, so do a little comparison shopping for vacation rental and hotel rates in your area to determine what you should be charging and update your rental calendar accordingly.

 

Accentuate Your Positives!

If your property listing could use a little punching up, spring is a great time for doing just that! Does your property boast a swimming pool or a spa? If so, be sure to highlight those features in your listings. Some updated photos may be in order, especially if you’ve made any improvements or decorative changes to your vacation rental home. Show it off!

 

Accurate and appealing descriptions are always a must – and don’t forget to stress the desirability of your vacation rental home(s) location!  Many guests are willing to pay more to enjoy the convenience of being within walking distance or a short Uber ride to event venues.

Shut Up Liver, You’re Fine!

Vacation rental homeowners beware; alcohol is likely to play a huge part in guest activities in the first quarter of the year – it seems to be a tradition. Unfortunately, alcohol consumption has a bad habit of increasing the chance of mishaps during your guests stay. Now is the time to do a thorough walk-through of your vacation rental property, take care of any maintenance issues and remove any decorative items which may be easily broken or are not-so-easily cleaned.

 

Moxie Girl has walked in to ‘party aftermath’ on cleaning day enough times to know that you don’t want to waste any time checking the condition of your vacation rental home after your guests depart. It’s important to remember, too, that most vacation rental home platforms have a limited window for you to charge your guests for any damages that may have occurred, so time is certainly of the essence!

 

While there may be many reasons for unanticipated late checkouts, alcohol consumption will probably also be to blame for at least a few during the spring season. Be sure your policies regarding the use of your property as well as fees for damage and late checkouts are clearly stated and understood by your guests. You may also want to consider increasing the deposit you require on your vacation rental property during this time.

 

Bro Bashes

 

We’re not saying females can’t be messy – or unruly – but as the old saying goes, “Boys will be boys.” With spring weddings so popular in the Phoenix area, you may notice an increase in the booking of bachelor party stays, especially if you vacation rental home is in a prime nightlife spot (think Old Town Scottsdale, ASU Tempe, and downtown Phoenix.)

 

It’s been Moxie Girl’s experience that if anything is going to get broken or thrown up on, it’s like to happen during a “Bro Bash.” So plan to get in there quickly after checkout and schedule a little extra time for cleaning if possible, just in case!

 

Talking Trash

 

As you might imagine all this spring partying tends to create mountains of trash and even bigger mountains of recyclables. Expect a lot of empty bottles, cans, and cartons during this time. Clearly labeling your recycle bins – indoor and outdoor – with the specifics of your vacation rental homes recycling service will make it easier for your guests to properly dispose of their refuse and keep you out of trouble with your service provider. Know your scheduled pick-up days and make sure your bins are out on time!

 

 

So, try to ignore the heat for now and get busy with planning for a busy and profitable 2019 spring season!
