It is finally summertime!!! Do you know what that means?!? It means it is time for that summer vacation that you deserve. The beginning of this year has been a whirlwind of events. Where Should I List My Vacation Rental Home?

With the vacation rental industry booming all over the U.S. – and the world – you may be wondering which vacation rental sites offer the most ‘bang for the buck’ for you, the vacation rental homeowner. New short-term rental platforms are popping up frequently nowadays, with many marketing to “niche” demographics such as the LGBTQ community, guests traveling with pets, and family vacationers. 

 

But since you may be just starting out as a vacation rental homeowner, we’ll take a look at what is considered to be three of the most popular vacation rental home listing platforms and what they have to offer in relation to their fees. 

 

Airbnb

 

Airbnb has become synonymous with vacation rental bookings – kind of like the “Kleenex” of facial tissues. (No one says, “I need a facial tissue,” do they?) Founded in 2008, Airbnb currently has over 100 million users and over 640,000 hosts! According to data from SimliarWeb.com, Airbnb is ranked second only to travel giant Booking.com.

Airbnb has no fee to join or list entire properties, private and shared rooms. Guests booking on Airbnb pay 6-20% of the total booking fee, which keeps the AirBnB site up and running. Hosts (that’s you, vacation rental homeowner) pays 3-5% of the total booking fee to cover transaction costs (credit card fees).

 

HomeAway

 

HomeAway and its umbrella of companies (which includes VRBO and vacationrentals.com) boasts over 1 million listings in over 190 countries, giving vacation rental homeowners and managers the opportunity to expose their properties to over 44 million travelers each month!

Guests booking vacation rentals through HomeAway can expect to pay a service fee of 6-12% of the total booking. As host of a HomeAway vacation rental, you have the option of paying a fee of 8% per booking total or you can become a subscriber for an annual fee of $499 and enjoy fee-free bookings all year! A subscription makes loads of sense if you expect your vacation rental to gross over $10k in bookings annually!

 

Booking.com

 

While this website ranks #1 as an overall online travel agency, Booking.com doesn’t specialize in vacation rental homes, but this portion of their business is rapidly growing making it an exciting option for listing your vacation rental. Booking.com is already hugely international, with 5 million+ short-term lodging rentals in over 225 countries!

Hosting fees are definitely higher than Airbnb or HomeAway – expect to pay in the range of 10-25% per booking, depending on the location of your vacation rental. However, there are no sign-up or subscription fees for hosts. Also, guests booking through this site pay NO booking fees for your vacation rental, making this platform very popular with travelers!

 

Multiple Platforms = Maximum Exposure

 

Yes, you can use more than one platform to list your vacation rental property.  There are even some services you can join that make it possible to have your listing(s) posted simultaneously on multiple sites of your choosing, decreasing your “admin” time and increasing your exposure to potential guests. 

 

Many vacation rental homeowners will initially list the properties on multiple sites and “pare them down” later if they start seeing the majority of their bookings consistently coming through only one or two sites.

 

Do Your Due Diligence!

 

Of course, there is much to consider beyond the fees when deciding on a vacation rental listing website. It’s up to you, the vacation rental homeowner, to read the details provided on any rental platform to make sure you understand everything you are agreeing to when listing your property.

Since traditional schools are on a three-month break, summer months are often the first choice in seasons for family vacations. Vacation rental homes are very popular for those traveling with children. Let’s face it, taking the whole family on the road can be expensive, especially when it comes to mealtimes. Staying in a vacation rental – with a KITCHEN – not only keeps the family unit together while providing everyone privacy but preparing family meals costs a fraction of the expense of dining out 2 or 3 times a day!

On top of being certain your vacation rental home is well-maintained and sparkling clean upon their arrival, there are dozens of “little ways” to add to your guests comfort and make them feel cared for! There’s Always Room Under a Bed

 

Unless you specifically market your vacation rental home to families with children, you may not want to have any ‘kid stuff’ visible on a regular basis and parents are generally going to pack up and bring whatever they deem necessary to care for the kids. But the good news is there are lots of small items that you can have on hand in your vacation rental home that can make a positive impression on the whole family. 

 

And the GREAT news is that all these things can be corralled under a bed when not in use! Just be sure to let your guests know where to find this trove of treasures for their little ones. If you’re feeling really creative, you could even turn the experience into a treasure hunt game!

 

What’s in the Box?

 

A plastic ‘sweater storage’ box (these are usually large-ish and rectangular, about 6” deep) with a lid makes for a perfect fit under most beds and can hold a lot of kid-friendly fun! Most, if not all of these things are readily available at your favorite dollar store:

 

Coloring/Activity/Puzzle Books

Drawing Paper Pads

Crayons/Pencils

Board Games/Playing Cards

Small Inflatable Pool Toys (new in package, please!)

Soap Bubbles/Bubble-Blowing Tools

A Night-lite, if your vacation rental doesn’t already have them in the bedrooms

 

And let’s not forget about personal amenities. Yes, we did say parents are likely to bring whatever products they require for the kids but show us a 5-year-old who wouldn’t love an unexpected bubble bath using that little bottle of bubble bath liquid and rubber ducky they found in the box? There’s a kid-version of most things – tissues, lotions, shampoo, and soaps – that will make the little ones feel treated just as special as the adults!

 

These, Too, Shall Fit Under a Bed

 

Two small pieces of very helpful (and often left at home) equipment when it comes to dealing with kids are a booster seat and a step stool – and they’ll fit under the bed with your ‘kid box’, too! Parents are resourceful – do you WANT toddlers propped up on your fancy throw pillows

while eating tomato soup? Didn’t think so…but it could definitely happen “in a pinch.”)

 

A step stool for the kiddies can help in the bathroom for sure. It’s HARD not to make a mess brushing your teeth if you’re shorter than the sink! Young ones may also find a step stool to be a fun way to climb into the adult-sized bed they may be sleeping in while at your vacation rental.

 

Pool Time!

We mentioned perhaps providing some small, inflatable pool toys in the ‘kid box’. Providing these items, new in-the-packaging, is best. Not only is someone going to have to put them to their lips to blow them up, but there are also pre-printed consumer warnings already on the packaging…such as ‘This is not a life-saving device!”…in case there was ANY question about whether or not it’s safe to leave a 4 year old in the pool alone with this beach ball mom is about to inflate.

 

Don’t forget about the “No Glass Near the Pool” rule you SHOULD have posted at your vacation rental! The dollar store is again your friend here. There are dozens of choices for colorful, pool-safe drinkware for everyone – and some, especially for kids!

 

Don’t Forget!

 

Be sure your guests know where to find the kid-goods! The ‘kid-box’ effort is pointless if no one knows where it is.  A card left with the box could contain a special welcome note to the kids as well as any simple ‘rules’ you may have regarding the contents of the box. You know, “please return all puzzle pieces, crayons, games pieces, etc. to the box for our next mini guests to enjoy!”

 

It should go without saying that this little box of treasures – and any kid-equipment – should be inspected, replenished and sanitized between guests, just as you would with any adult guest amenities. (Okay, maybe EXTRA sanitation on the kid stuff. Just sayin’.)

Monsoon Season and Your Vacation Rental Home

Own a vacation rental home in the Phoenix area? If so, there are definitely things you should do in preparation for our monsoon season! This period of exceptionally wacky weather can start as early as June and not calm down entirely until October. Moxie Girl has a few tips to keep your guests in loop and help limit the potential for summer storm-related damages to your vacation rental home.

Landscaping

Professional tree-trimming done prior to monsoon season is an important step in reducing the chances of branches breaking, and possibly causing other damage to your vacation rental home during high winds.

If your vacation rental property has young trees, be sure they are properly staked. Swaying in the wind is actually helpful in growing strong trees, but if not properly staked young trees are easily uprooted!

As temperatures rise, we often think we should be giving our trees and other landscaping extra watering time, but did you know that over-watering can cause root-rot and top-heavy growth in your trees? Decaying roots, especially in combination with top-heavy growth, leave trees exceptionally vulnerable to damage from high winds.

 

So, water “deeply” (think of it as a nice leisurely bath, vs. a quick shower) but less frequently to keep those beautiful trees on your vacation rental property growing healthy and strong!

 

Patio Umbrellas

Patio umbrellas are a versatile source of shade, and can even make a colorful fashion statement at your vacation rental property. Even in our extreme Phoenix summer sunshine, quality patio umbrellas are capable of seeing your vacation rental property through more than a few seasons.  Quality patio umbrellas can also be quite pricey, so it’s definitely in your best interest to take proper care of them.

 

It should be standard to keep umbrellas closed when not in use to prolong their lives and good looks – their labels even say so. Leaving patio umbrellas open during a monsoon storm can be a death sentence for your patio umbrella, especially in areas experiencing “micro-bursts.” Open umbrellas can also be easily picked up and carried by high winds, causing further damage to your vacation rental property.

 

Pools and Spas

 

Increasing the frequency of your regular professional pool service, if possible, is a great idea! But even with increased service, unexpected storms can leave the pool at your vacation rental home looking a mess. Have basic tools on hand for guests to do a little DYI cleaning, if necessary – a skimmer, at the very least! (Also, the umbrella rule should also apply to spa covers – keep it down when not in use!)

Dog Days of Summer – Safe Desert Travels with Your Fur Kids

Planning a summer vacation in the Phoenix area? No doubt you’ve heard about the heat, but if you’ve never experienced summer in the desert, there are some things you should be aware of – especially if your doggos are along for the trip! Moxie Girl has some important tips to help you and your “best friend” have a safe and enjoyable summer vacation in Arizona.

The Perfect Place to Stay

Phoenix, Scottsdale and Paradise Valley all have some great “dogs-welcome” vacation rental homes and these cities, in particular, have many restaurants and cafes with pet-friendly patios, too! Before booking your vacation rental, make sure you’re clear on the property’s pet policy.  Some good questions to ask:

Is there a pet deposit required, and how much is it?

How many pets are allowed, and is the required deposit “per pet” or just a general pet deposit?

Is the pet deposit refundable (or not charged) if no pet damage occurs?

Does the property have any weight or breed restrictions?

Wow – They Weren’t Kidding About This Heat…

Nope, not at all! Moxie Girl cannot stress enough the importance of protecting your pet (and yourself) from extreme desert heat.  First and foremost, NEVER, EVER leave your pet in the car! Even if the outside temperature is only 80 degrees, the temperature inside your vehicle can rise to 120 degrees within a matter of minutes, so just DON’T.

Staying hydrated is a must!  Always have plenty of cool, fresh water available for you and your pet, especially when you’re out and about.  Remember, if you’re feeling thirsty, you’re already on your way to dehydration…and that’s just a hop and a skip from heat stroke – or worse.

Walk your pet in the early morning hours. Not only is the desert gorgeous at sunrise, but it’s usually also the coolest part of the day. Still, even during the coolest hours asphalt or concrete may be uncomfortably hot for your pet to walk on. Take your shoes off and walk outside.  If your feet are burning, so will your dog’s. Either stay on the grass during your walks or invest in some protective footwear for your pet.

Creature Features and Weird Plants

Even though your summer vacation rental home may feel as though it’s “in the city” – and it may well be – doesn’t mean you won’t find any critters. Sure, there may neighbors, restaurants, and shopping nearby, but please be advised that our desert wildlife pays no mind. Coyotes, javelina  (wild desert boars) and various birds of prey are regularly spotted in well-populated areas around the valley, so NEVER leave your pet unattended outside.

Early mornings sightings are common, so pay special attention to your surroundings when walking your pet.  If you should happen upon a coyote or javelin, don’t panic. They’re generally not aggressive unless they feel threatened, but then again they’re not called “wildlife” for nothing.  It’s always best to stay quiet and calmly but firmly guide your pet in the other direction. If you feel threatened by these creatures, know that they can usually be dispersed by a loud noise, such as banging a heavy stick on a metal sign or fence if necessary.

Oh, and we also have scorpions and snakes.  Don’t freak out, but definitely steer clear of either of those.  Scorpion stings can be dangerous and are always painful.  While many desert snakes are harmless, unless you’re versed in herpetology, take no chances. One of the most dangerous snakes in the Southwest is the rattlesnake and they blend in quite well with the desert landscape, so keep a close eye on and around your path.

Pets can be curious, and cactus is unique! Keep plenty of space between you and your pet and anything that looks spiny or full of thorns.

Stormy Weather

Summer monsoon storms can quickly come out of nowhere, bringing blowing dust, heavy rain, booming thunder and spectacular lightning strikes.  You and your pet are safest indoors during these events and your pet may appreciate some extra TLC – these storms can be loud and scary!

If a monsoon storm is predicted, making a few simple preparations in case of a power outage is a great idea.  A fully charged cell phone is a good place to start.  Think about what you and your pet might want to have close at hand should you find yourselves in the dark for a few hours and gather those items in a comfy spot you’ve chosen to wait out the storm.

15 SMART PACKING TIPS FOR SUMMER VACATION

15 Smart Packing Tips for Summer Vacation

Definitely the most traveled time of year, summer freedom brings vacation thoughts!! Among those thoughts are, “Where should we go? How should we get there? and last but not least – What should I pack?”. Miss MOXIE to the rescue! Here are 15 Smart Packing Tips you can bank on to get everything you need to your summer vacation destination!

Packing Prep

1 – Make a Packing list thinking: HEAD TO TOE. Once for clothing – once for toiletries/sundries. This is how I taught my kids to pack efficiently. Start with your head; floppy sun hat. Trunk; swim-suits, lingerie, tanks, light sweater…etc. For the toiletries/sundries; Head: shampoo, conditioner, curling iron, brush, earrings, facewash, makeup, sunglasses etc. Either write EVERYTHING down, or take everything out and lay it on the bed. (And ALWAYS pack extra underwear! ) Easy and thorough!

2 – Wash, Dryclean, and Prepare. Do the laundry, and set your favorite vacation clothes aside. Dryclean that rain jacket you want to take, and buy Billy those new shoelaces and baseball hat you’ve been meaning to get. If you spend a day preparing your belongings, you’re vacation shopping time will be for souvenirs instead of extra socks!

3 – Consider Monochromatic Color Choices! A color scheme like black/white/khaki allows for mixing and matching everything – clothes, shoes, jewelry and outerwear, therefore you can pack less of everything!

Arrive at the airport AT LEAST 90 minutes early!
Carry your EMPTY water bottle through security, and fill at a fountain on the other side!

4 – Check your Luggage for Damage! Whether you will be backpacking across Europe, or lying on a Southern California beach, you will have to lug your stuff there! A broken suitcase wheel or a torn backpack zipper will make you crazy!

5 – Savvy Carry-On Prep:  BRING: Water bottle – (empty before security, you can fill it afterwards), a light snack, a book or magazine, your phone charger, any prescription meds, any expensive (or sentimental) jewelry, minimal make-up, a toothbrush, and a change of underwear (in case they lose your suitcase – because, sorry, it happens!), and mini-tissue packs for an un-stocked restroom. I always pack my handbag in my suitcase and take my wallet in my carry-on. Your documents: Insurance card, passport, driver’s license.

6 – TRY to go Easy on the Shoes! (I’m talking to myself here!) One pair for walking, one for the beach, one dressy.

7 – ZIPLOCS save the day! You can scrunch all your underwear into a ZIPLOC bag and squish-flat the air out! Use it later for dirties or wet swimsuits. Use them for all your toiletries, or anything that can leak.

8 – ROLL as much as you can. Roll your pants and shorts, shirts and socks. stuff socks into your shoes. Rolling takes up much less space.

9 – DON’T take Brand New Shoes! Can you say BLISTERS?

10 – Condense Toiletries or Buy Travel Sizes! While you may be tempted to take the full sized shampoo, conditioner or hairspray, unless you have six kids and are traveling the whole USA, you won’t need them! Buy travel containers in the $1 section at TARGET, along with travel-sized body wash, deoderant, contact lense solution, toothpaste, etc. If you travel often, grab a toiletry bag too and keep it fully loaded in your closet for next time. Remember: The TSA liquids carry-on rule is still in effect! Here are the TSA Guidelines. If you don’t want your expensive bottle of perfume tossed in the trash, think SMALL!

Stuff you don’t want to forget…

11 – Pack the chargers! What electronics are you taking? Pack all your chargers: phone, laptop, tablet, iPod, KINDLE device, and camera. Use a 1 qt. Freezer ZIPLOC bag – they are sturdy. OR – LIVE DANGEROUSLY and leave the electronics at home and focus on each other!

12 – Don’t forget your important documents: Passport, Driver’s license, Insurance Card, etc. Here is a super helpful checklist for you to use before you go.

13 – Avoid junk-food en route. Yes, it’s your summer vacation. Yes, chips and candy can be fun, nevertheless, these treats might also cause energy spikes and stomach trouble. Stick with grain or protein snacks like cheese sticks or nuts, granola bars and dried fruit or apples.

14 – Pack info. about your destination. Yes, an iPhone can do all things, but I’m a book girl! I love my “walking tour of Manhattan” book! I found the best out-of-the-way restaurant once from a picture in a travel book. Just a thought…

15 – Pack extra plastic grocery bags. You know, the cheap kind? They are great for packing dirty clothes, sandy shoes, collecting trash, wet swim suits, and take up almost no room in your suitcase.

Remember: DON’T take what you won’t need! I know- sounds like a no-brainer, but go through everything one more time and take out the extra stuff..you won’t need that blow-dryer, or 3 extra pairs of shoes, ‘just in case’.
