Where Should I List My Vacation Rental Home?

August 13th, 2019 | By Moxie Girl Team

With the vacation rental industry booming all over the U.S. – and the world – you may be wondering which vacation rental sites offer the most ‘bang for the buck’ for you, the vacation rental homeowner. New short-term rental platforms are popping up frequently nowadays, with many marketing to “niche” demographics such as the LGBTQ community, guests traveling with pets, and family vacationers.

But since you may be just starting out as a vacation rental homeowner, we’ll take a look at what is considered to be three of the most popular vacation rental home listing platforms and what they have to offer in relation to their fees.

Airbnb

Airbnb has become synonymous with vacation rental bookings – kind of like the “Kleenex” of facial tissues. (No one says, “I need a facial tissue,” do they?) Founded in 2008, Airbnb currently has over 100 million users and over 640,000 hosts! According to data from SimliarWeb.com, Airbnb is ranked second only to travel giant Booking.com.

Airbnb has no fee to join or list entire properties, private and shared rooms. Guests booking on Airbnb pay 6-20% of the total booking fee, which keeps the AirBnB site up and running. Hosts (that’s you, vacation rental homeowner) pays 3-5% of the total booking fee to cover transaction costs (credit card fees).

HomeAway

HomeAway and its umbrella of companies (which includes VRBO and vacationrentals.com) boasts over 1 million listings in over 190 countries, giving vacation rental homeowners and managers the opportunity to expose their properties to over 44 million travelers each month!

Guests booking vacation rentals through HomeAway can expect to pay a service fee of 6-12% of the total booking. As host of a HomeAway vacation rental, you have the option of paying a fee of 8% per booking total or you can become a subscriber for an annual fee of $499 and enjoy fee-free bookings all year! A subscription makes loads of sense if you expect your vacation rental to gross over $10k in bookings annually!

Booking.com

While this website ranks #1 as an overall online travel agency, Booking.com doesn’t specialize in vacation rental homes, but this portion of their business is rapidly growing making it an exciting option for listing your vacation rental. Booking.com is already hugely international, with 5 million+ short-term lodging rentals in over 225 countries!

Hosting fees are definitely higher than Airbnb or HomeAway – expect to pay in the range of 10-25% per booking, depending on the location of your vacation rental. However, there are no sign-up or subscription fees for hosts. Also, guests booking through this site pay NO booking fees for your vacation rental, making this platform very popular with travelers!

Multiple Platforms = Maximum Exposure

Yes, you can use more than one platform to list your vacation rental property.  There are even some services you can join that make it possible to have your listing(s) posted simultaneously on multiple sites of your choosing, decreasing your “admin” time and increasing your exposure to potential guests.

Many vacation rental homeowners will initially list the properties on multiple sites and “pare them down” later if they start seeing the majority of their bookings consistently coming through only one or two sites.

Do Your Due Diligence!

Of course, there is much to consider beyond the fees when deciding on a vacation rental listing website. It’s up to you, the vacation rental homeowner, to read the details provided on any rental platform to make sure you understand everything you are agreeing to when listing your property.

The Summer Vacation Rental Home Season Isn’t Over Yet!

August 6th, 2019 | By Moxie Girl Team

Many Phoenix-area school districts start the school year as early as the beginning of August, but in other places across the country, classes don’t start until the day after Labor Day! This leaves August open for impromptu family vacations, and many of those families find it less expensive – and more convenient – to find a suitable vacation rental home for their family travels.

If you own a vacation rental in the Valley and have read up on the subject, you already know the benefits of keeping your property operating through our brutal summer – even though it might seem “easier” and “cheaper” to cease operations during these months.

If you AREN’T in-the-know, here are a couple of blogs full of good information on the topic!

Summer Vacation Rentals- Moxie Girl Debunks The Myths

It’s true, staying in the summer vacation rental game not only helps offset the year-round expenses associated with your vacation rental property, but keeping your vacation rental home active during the “off” months – with good reviews – will also help boost your rental to the top of your vacation rental platform’s listings. And THAT can only increase your bookings during peak season!

Does Your Vacation Rental Home Spark Joy?

July 31st, 2019 | By Moxie Girl Team

With the immense popularity of Marie Kondo’s Netflix series, “Tidying Up with Marie Kondo,” more people than ever are choosing a neater, more minimal lifestyle within their homes. It turns out many of us have a lot of unused (and useless) stuff just taking up space. What does this have to do with vacation rental homes, you ask?

Well…smart vacation rental homeowners have been doing this type of “tidying” on their rental properties for years! Vacation rental homeowners newer to the industry are using this tidy approach right from the get-go, setting up and stocking their vacation rentals in the least cluttered and most efficient way possible.

What Does Your Vacation Rental Home Really NEED?

There is much to be said for minimalism in a vacation rental home.  Let’s face it, more stuff = more stuff to clean. More stuff also = a greater potential for damage (or theft) of that stuff. Two areas in many vacation rental homes which tend to be outstanding in the “too much stuff” field are the kitchen and the linen closet.

Moxie Girl has posted two blogs you may find helpful! Whether you are actually just setting up your vacation rental home or determined to make an improvement to an existing situation in your vacation rental, check out “How to Set Up A Vacation Rental Home Kitchen” and “Laundry 101 for Vacation Rental Homes” for some excellent tips!

The Benefits of “Kondo-ing” Your Vacation Rental

Vacation rental home guests have a tendency to use whatever is made available to them, so if your vacation rental home offers an abundance (especially an over-abundance) of usable items such as towels and dishes, chances are there will be much more to clean (and organize) once the guests depart. While you always want your vacation rental guests to have everything they need, don’t over-do! Having fewer stock items (such as sheets, towels and kitchenware) available to your guests will also help you – or your vacation rental cleaning crew – keep an eye on the inventory and condition of your items.

Don’t forget to extend your tidying to the decorative items in your vacation rental home, too. With cleaning in mind, how “rental-friendly” are your decorations? Moxie Girl recommends durable decorative items with smooth surfaces for your vacation rental. You know, things that don’t break easily, but can be easily dusted or wiped clean. (That awesome Native dream-catcher isn’t going to look awesome at all once it starts collecting desert dust and cobwebs – which are nearly impossible to remove. A PAINTING of a dream-catcher would make a vacation-rental-friendly alternative!)

Choosing the right items for your vacation rental home helps avoid the overuse of resources as well as dramatically cutting down the time needed for between-guests turns!

Folding Fun

Well before her Netflix series, Marie Kondo became famous for her folding techniques (Google her YouTube videos!) With all of the bath, bed and kitchen linens in your vacation rental home, consistent folding and storage will keep your vacation rental beautifully organized.

Moxie Girl loves creative folding, too! It’s not a Kondo thing, but several of our Moxies really know how to put the fun into it. Creative folding, especially with bath linens can give your vacation rental a look that’s a step above standard staging. Our Moxie, Rebecca, is known for her bath towel elephant displays. Now THAT sparks joy!

Is Your Vacation Rental Home Kid-Friendly?

July 23rd, 2019 | By Moxie Girl Team

Since traditional schools are on a three-month break, summer months are often the first choice in seasons for family vacations. Vacation rental homes are very popular for those traveling with children. Let’s face it, taking the whole family on the road can be expensive, especially when it comes to mealtimes. Staying in a vacation rental – with a KITCHEN – not only keeps the family unit together while providing everyone privacy but preparing family meals costs a fraction of the expense of dining out 2 or 3 times a day!

Moxie Girl is always enthusiastic about making your guests experience is great. On top of being certain your vacation rental home is well-maintained and sparkling clean upon their arrival, there are dozens of “little ways” to add to your guests comfort and make them feel cared for! Today, we’re focusing on kid-friendly items, but check out our blog “That’s a Nice Touch!” for adding general awesomeness all around your vacation rental home!

There’s Always Room Under a Bed

Unless you specifically market your vacation rental home to families with children, you may not want to have any ‘kid stuff’ visible on a regular basis and parents are generally going to pack up and bring whatever they deem necessary to care for the kids. But the good news is there are lots of small items that you can have on hand in your vacation rental home that can make a positive impression on the whole family.

And the GREAT news is that all these things can be corralled under a bed when not in use! Just be sure to let your guests know where to find this trove of treasures for their little ones. If you’re feeling really creative, you could even turn the experience into a treasure hunt game!

What’s in the Box?

A plastic ‘sweater storage’ box (these are usually large-ish and rectangular, about 6” deep) with a lid makes for a perfect fit under most beds and can hold a lot of kid-friendly fun! Most, if not all of these things are readily available at your favorite dollar store:

Coloring/Activity/Puzzle Books

Drawing Paper Pads

Crayons/Pencils

Board Games/Playing Cards

Small Inflatable Pool Toys (new in package, please!)

Soap Bubbles/Bubble-Blowing Tools

A Night-lite, if your vacation rental doesn’t already have them in the bedrooms

And let’s not forget about personal amenities. Yes, we did say parents are likely to bring whatever products they require for the kids but show us a 5-year-old who wouldn’t love an unexpected bubble bath using that little bottle of bubble bath liquid and rubber ducky they found in the box? There’s a kid-version of most things – tissues, lotions, shampoo, and soaps – that will make the little ones feel treated just as special as the adults!

These, Too, Shall Fit Under a Bed

Two small pieces of very helpful (and often left at home) equipment when it comes to dealing with kids are a booster seat and a step stool – and they’ll fit under the bed with your ‘kid box’, too! Parents are resourceful – do you WANT toddlers propped up on your fancy throw pillows

while eating tomato soup? Didn’t think so…but it could definitely happen “in a pinch.”)

A step stool for the kiddies can help in the bathroom for sure. It’s HARD not to make a mess brushing your teeth if you’re shorter than the sink! Young ones may also find a step stool to be a fun way to climb into the adult-sized bed they may be sleeping in while at your vacation rental.

Pool Time!

If your vacation rental home has a pool, Moxie Girl has posted a number of blogs that could be helpful to you. Be sure to check out our Moxie Blog, “5 Sizzling Summer Tips for Vacation Rental Homes with Pools”!

We mentioned perhaps providing some small, inflatable pool toys in the ‘kid box’. Providing these items, new in-the-packaging, is best. Not only is someone going to have to put them to their lips to blow them up, but there are also pre-printed consumer warnings already on the packaging…such as ‘This is not a life-saving device!”…in case there was ANY question about whether or not it’s safe to leave a 4 year old in the pool alone with this beach ball mom is about to inflate.

Don’t forget about the “No Glass Near the Pool” rule you SHOULD have posted at your vacation rental! The dollar store is again your friend here. There are dozens of choices for colorful, pool-safe drinkware for everyone – and some, especially for kids!

Don’t Forget!

Be sure your guests know where to find the kid-goods! The ‘kid-box’ effort is pointless if no one knows where it is.  A card left with the box could contain a special welcome note to the kids as well as any simple ‘rules’ you may have regarding the contents of the box. You know, “please return all puzzle pieces, crayons, games pieces, etc. to the box for our next mini guests to enjoy!”

It should go without saying that this little box of treasures – and any kid-equipment – should be inspected, replenished and sanitized between guests, just as you would with any adult guest amenities. (Okay, maybe EXTRA sanitation on the kid stuff. Just sayin’.)

Vacation Rental Home- A Temporary Solution

July 17th, 2019 | By Moxie Girl Team

Even if you’ve never considered operating a vacation rental home, if you plan on selling your existing home this year, it may interest you now – at least temporarily. Phoenix is currently enjoying a robust housing market, but even “robust” can have its highs and lows. Historically, more homes in the Phoenix area are sold in the spring and summer months than in the fall or winter. Moxie Girl believes that if your home has been on the market for a while, but hasn’t sold by October, temporarily converting it to a vacation rental home while it remains on the market may make a lot of sense.

The idea of temporarily operating the home as a vacation rental makes even more sense if the home you have on the market is considered “luxury.” Instead of sitting vacant while still requiring regular maintenance to keep the home tour-ready, your home could be bringing you income instead of just expense allowing you a bump in cash flow!

Fall and winter months here in Phoenix are booming in terms of vacation rental home bookings, but sales of luxury homes are less during those months than and after the rest of the year, so it may be much more profitable to put off your sales listing for a few months and let the income from temporarily operating the home as a vacation rental cover the expenses you’d be incurring anyway, even if the home sat empty. Bonus: Having regular guest activity on your property can also help deter break-ins, as well as help you keep an eye on home systems that could malfunction and go unnoticed on a vacant property.

Moxie Girl has previously explained the benefits of continuing to operate your vacation rental home through our brutal summer months, vs. “shutting it down.” You can easily apply some of this information to the subject of temporarily operating your for-sale home as a vacation rental vs. leaving it vacant while it sits on a slower market.

We’ve also got some useful information about setting up a vacation rental home in the best and most efficient way! Check out these blogs:

Monsoon Season and Your Vacation Rental Home

July 9th, 2019 | By Moxie Girl Team

Own a vacation rental home in the Phoenix area? If so, there are definitely things you should do in preparation for our monsoon season! This period of exceptionally wacky weather can start as early as June and not calm down entirely until October. Moxie Girl has a few tips to keep your guests in loop and help limit the potential for summer storm-related damages to your vacation rental home.

Landscaping

Professional tree-trimming done prior to monsoon season is an important step in reducing the chances of branches breaking, and possibly causing other damage to your vacation rental home during high winds.

If your vacation rental property has young trees, be sure they are properly staked. Swaying in the wind is actually helpful in growing strong trees, but if not properly staked young trees are easily uprooted!

As temperatures rise, we often think we should be giving our trees and other landscaping extra watering time, but did you know that over-watering can cause root-rot and top-heavy growth in your trees? Decaying roots, especially in combination with top-heavy growth, leave trees exceptionally vulnerable to damage from high winds.

So, water “deeply” (think of it as a nice leisurely bath, vs. a quick shower) but less frequently to keep those beautiful trees on your vacation rental property growing healthy and strong!

Patio Umbrellas

Patio umbrellas are a versatile source of shade, and can even make a colorful fashion statement at your vacation rental property. Even in our extreme Phoenix summer sunshine, quality patio umbrellas are capable of seeing your vacation rental property through more than a few seasons.  Quality patio umbrellas can also be quite pricey, so it’s definitely in your best interest to take proper care of them.

It should be standard to keep umbrellas closed when not in use to prolong their lives and good looks – their labels even say so. Leaving patio umbrellas open during a monsoon storm can be a death sentence for your patio umbrella, especially in areas experiencing “micro-bursts.” Open umbrellas can also be easily picked up and carried by high winds, causing further damage to your vacation rental property.

Pools and Spas

Increasing the frequency of your regular professional pool service, if possible, is a great idea! But even with increased service, unexpected storms can leave the pool at your vacation rental home looking a mess. Have basic tools on hand for guests to do a little DYI cleaning, if necessary – a skimmer, at the very least! (Also, the umbrella rule should also apply to spa covers – keep it down when not in use!)

Alert Your Vacation Rental Home Guests

Our Valley summers – especially the crazy monsoon storms – may come as quite a surprise to vacation rental guests new to the Phoenix area! It’s definitely a good idea to warn your guests – as well as ask for their help in preventing weather-related damages during their stay. Your guests may also need to be reminded that you have no control over the weather (sorry, but if a 500ft wall of dust just blew through, the pool may be dirty when you arrive!)

Is Your Vacation Rental Home Eco-Friendly?

June 26th, 2019 | By Moxie Girl Team

You may already know that Moxie Girl, your vacation rental specialist, is committed to being as earth-friendly as possible in all our endeavors. The Moxie cleaning method uses non-chemical products and low water usage techniques (we live in the desert, after all!) But, as a vacation rental homeowner, have you thought about ways to make your vacation rental property eco-friendly? We have…

Water Conservation

Again, we’re in the desert where every drop counts! Making sure any automatic drip/sprinkler systems on your vacation rental property are set to properly maximize the benefits while minimizing water waste!

Setting system timers to water during cooler periods of the day (overnight to sunrise) will ensure that the water meant for your landscaping won’t end up immediately evaporating. You may also find that despite our intense summer heat, you may actually need to water less if we’ve received any rain along with our summer storms. Avoid over-watering! Not only is it wasteful and expensive, but over-watering can also cause root-rot of your trees and plants!

Cooling Systems

Regular professional maintenance of your vacation rental homes cooling system is a must for efficient operation – and an experienced heating and cooling technician can spot potential issues before they become emergencies!

Today’s technology makes it easier than ever to control your units settings – the thermostat in your vacation rental home can be monitored and controlled by you, wherever you happen to be. It’s as simple as installing an app on your phone!

Encourage Recycling

Summer usually means more beverages – and many of those beverages are packaged in bottles and cans, so encourage your vacation rental home guests to recycle by providing a recycling bin near the regular trash bin inside the home. Posting directions to the larger outside bin may gently nudge your guests to empty the inside bin as they fill it. (This can be helpful for the regular trash, as well. Don’t forget to stock trash bags for guest use!)

Refillable Amenities

With the increase in competition for bookings, providing amenities for your vacation rental home guests isn’t just a “nice touch” anymore – the practice has become customary. Some vacation rental homeowners stock individual-use items – mini-sized shampoo, conditioner, and bars of soap. Moxie Girl suggests using the full-size, refillable versions of these products for several reasons.

Using refillable hand-soap, haircare, body wash, and products are not only less expensive to the vacation rental homeowner, but it also reduces waste in packaging and that definitely makes an impact on our environment. (Don’t forget to keep those refillable product containers clean between guests, though, and see our Moxie blog, “That’s a Nice Touch!” for other ways to make your vacation rental home even more special for your guests!)

Is Your Vacation Rental Home, Airbnb, and Vrbo Ready for Summer?

June 19th, 2019 | By Moxie Girl Team

Ready or not, summer is on the way! If you’re a vacation rental home owner there are definitely more than a few things to think about. Summer in the Valley of the Sun does bring some special needs…

Dry or Not, It’s Still HOT!

First and foremost on everyone’s minds in summer here in the Phoenix area is air conditioning! Most people – especially those visiting from cooler climates – would find Phoenix absolutely uninhabitable at it’s natural temperature.

If you haven’t scheduled an annual maintenance service for your vacation rental home, it should be first on your to-do list today! There are oodles of heating and cooling service companies in the Valley, but even the biggest and the best of them are booked solid days – even weeks – in advance.

Regular maintenance of your cooling unit keeps it operating at its most efficient and can identify issues before they become emergencies, extending its life, overall. Extremely important, too, is changing the air return filters in your vacation rental home at least every month. A few crazy haboobs can really gunk up a filter!

For more tips on making your vacation rental home and systems safer and more efficient, check out our blog, “How to Prepare Your Phoenix Vacation Rental for Summer.”

Your Vacation Rental Home Oasis

If your vacation rental property boasts a private swimming pool and/or spa, you probably realize those features have their own set of challenges, year-round. But a vacation rental home with a pool is likely to be considered much more desirable by potential guests, especially in the Phoenix summer, so that’s a plus!

As a vacation rental home owner, hiring a professional pool maintenance service can reduce your headaches tremendously.

Moxie Girl has posted a plethora of tips regarding your vacation rental home pool! Check them out here:

5 Sizzling Summer Tips for Vacation Rental Home with Pools

Pool Perfection – Fireside Chat with Chad Nikkel of Aquaman Pools

Towel, Please

Summer laundry, believe it or not, can bring some special challenges as well – more so if your vacation rental home has a pool or spa, private or community property. As we’ve previously noted (see our blog, “Laundry 101 for Vacation Rental Homes”) if you’ve got a pool, you NEED pool towels! You’ll also need to make sure they are visible and convenient to your guests.

We’ve also mentioned previously that it’s a great idea to provide your vacation rental guests with disposable make-up removing wipes. Guests tend to take advantage of “amenities” and a few pennies spent making disposable wipes available can really save your linens in the long run.

Since it’s summer, you may also want to consider providing larger, disposable body wipes for your guests to remove self-tanning and bronzing products. If you think a little mascara on a pillowcaseis a problem, just wait until you see what a body or two covered with sparkly bronzer can do to a whole set of towels and sheets! I have and it’s devastating.

Summer Fresh

Changing out a few decorative items in and around your vacation rental home can really give it a fresh look for the season.  Summer is also a great time to visit your own vacation rental property and see firsthand what may need updating or repair. Read our blogs for some Moxie Girl thoughts on these subjects. (Yes, we know it says refresh for spring, but you can refresh for any season!)

Road-Trips and Your Vacation Rental Home

June 12th, 2019 | By Moxie Girl Team

Summer is upon us here in The Valley and if you own a vacation rental home in the Phoenix area, you may think business is a goner until September or so. Some vacation rental home owners even go as far as to “close” their rental properties until the end of summer. Big mistake! For more on those particular subjects, check out these informative Moxie blogs: “Summer Vacation Rentals – Moxie Girl Debunks the Myths” and “Boosting Summer Vacation Rental Bookings”!

While it may not seem as popular during the summer months, there are still plenty of bookings to be had by making your vacation rental home more available to road-trippers! Phoenix is a frequent stop for those traveling to the Grand Canyon and other National parks, San Diego and lots of summer music festivals and other events in the Southwestern U.S. – even Puerto Penasco (Rocky Point) Mexico.

Competitive Pricing

As we highlighted in our ‘Boosting Summer Vacation Rental Bookings,” you will most likely need to make some adjustments to your pricing during the hot, humid months. Most of the best resorts in the Phoenix area offer their rooms at rock-bottom prices in the summer, because, well, they figured out long ago that’s the way to drive your business in the “off” season – and something is definitely better than nothing.

Look at the competition around the location of your vacation rental home and aim to keep your prices in check, keeping in mind these fancy resorts are also probably sweetening their deals with “packages” that you just may not be able to offer. Yes, we know it seems heart-breaking to list your stunning vacation rental at less than half of it’s winter value, but again, something is definitely better than nothing – and you have expenses pertaining to your rental property all year long.

Increased Accessibility

Moxie Girl works with many vacation rental homes that have a 2-night minimum stay required and don’t usually offer last minute bookings. During the busy season, when throngs of visitors are making Phoenix their vacation destination, those policies are pretty standard and certainly don’t tend to deter bookings. But summer is a different animal – especially if you want to attract those road-trippers!

When an overnight in Phoenix is just a stop on the way to Disneyland, most folks are ready to roll first thing in the morning – having no intention of being here any longer than necessary, so a 2-night minimum may indeed have your potential guest scrolling on to the next AirBnb listing. It’s a good idea to, at the very least, lift your 2-night minimum Monday-Thursday nights since this is what the road-trippers will probably be most interested in anyway.

Since one-night-only road-trippers most likely want to get on their way in the early morning, you’ll generally have a few more hours to turn your vacation rental home than you normally would, which makes taking those last-minute bookings even easier!

Need Help with Your Vacation Rental Home?

Firing Your Vacation Rental Cleaner

June 5th, 2019 | By Moxie Girl Team

As a vacation rental, Airbnb, and Vrbo home owner, you know there are a lot of things that need attention in order to make your vacation rental business a success. One of most important things on your list is being certain your vacation rental home is made guest-ready between bookings. Many vacation rental home owners depend on an outside service to attend to those “turns” on their behalf, and guests definitely pay attention to cleanliness – as well as presentation ( or “staging” as we like to call it.)

Now, if you’re working with an established team of vacation rental specialists (such as Moxie Girl) chances are you are completely satisfied with your service and feel you’re getting the most bang for your buck. But what if the team or individual you’ve hired to take care of this crucial task just isn’t performing to your standards?

It’s easy to fall into the trap of continuing to use a service we’re not completely satisfied with, for many reasons. We tend to be discomforted by “being the boss” – or we haven’t gotten around to finding a replacement.  Lots of people don’t even like the thought of confrontation, much less having to fire someone. So we “live with it” – and grow resentful.

Moxie Girl is here to tell you that you shouldn’t “settle” when it comes to the care of your vacation rental home. Business is business and your rental home IS your business, so that makes you the boss, whether you like it or not. Rather than let your resentment build, here’s a cut-and-dried method to rectifying the situation in a professional manner.

Step 1 – Communicate

We assume you did, at the beginning of your relationship with your vacation rental cleaner, agree on the services that the cleaner would provide and how things should look and feel in your vacation rental when they’ve done their job. Perhaps your needs changed somewhere along the way and the info didn’t reach the cleaner? Or maybe your vacation rental cleaner is just “missing” some things that are turning up via bad reviews on your AirBnB or other vacation rental platform.

You must clearly communicate your requirements and be sure to highlight those things that are particular “sticking points” to you. If you’re one of the many people who would prefer to avoid a face-to-face confrontation, email works! (And you’ll have documentation for future reference – either in letting your current vacation rental home cleaner go and/or in hiring a new one – BONUS!)

With all of your needs clearly communicated, asks your vacation rental home cleaner the big question: Going forward, will you meet these requirements? If the answer is “yes” – great! But do make it clear that these things are “musts” and that you’ll be keeping an eye on the situation and if the agreement isn’t kept, you’ll be forced to hire a different vacation rental home cleaner.

Now, it IS possible that your vacation rental cleaner can’t or won’t agree they can come through for you, so you really should have a back-up plan ready. We won’t lie, Moxie Girl has turned away a few clients with VERY detailed and specifically-detailed needs. (Hey, we’re a team currently responsible for well over 150 vacation rental homes Valley-wide and now servicing Sedona. We just can’t GUARANTEE that the throw pillows on your sofa are going to be exactly 1.5” apart, with the smaller points of the triangle print facing north, dude.)

So, if your vacation rental cleaner says “no,” they’ve basically just fired themselves and now you don’t have to. You do, however, need to get your back-up plan into action. If you have a vacation rental, Airbnb, and Vrbo in the Phoenix metro area, now servicing Sedona, Moxie Girl would love to talk to you! Just click for a FREE CONSULTATION.)

Step 2 – Set an Agreement (They Said Yes)

So the answer was “yes, we will do that.” Great! Now you’ve both got a renewed understanding as to how things will be done at your vacation rental home and everything should be smooth sailing from here on out.

As part of this agreement, you might require that pics of the vacation rental home be sent to you, showing that everything has been completed according to your requirements. This is not uncommon, especially in cases where the vacation rental home owner resides out of state.

If going forward you find that vacation rental cleaner isn’t keeping their end of the agreement, all you need is present them with the documentation and again, they’ve just fired themselves. Next!

Well THAT Was Easy!

Easier, anyway. We repeat: It’s crucial to have a Plan B when it comes to firing your vacation rental cleaner – you definitely don’t want to interrupt your booking calendar simply because there’s no one to turn it for you in between guests. Chances are that if you were unhappy, you probably did at least a little bit of searching for alternatives.

When interviewing a new vacation rental cleaner, you can pull out that list of requirements from Step 1 and let it be Step 1 in your interviewing process as well. It may also be helpful to think back to when you hired that last vacation rental cleaner – the one that just fired themselves. In retrospect, was there anything you feel you should’ve asked (or handled differently) during that process? Here’s your chance to improve your communication and make sure your NEW vacation rental cleaning company is on the same page.

Not only have we made vacation rental home care our priority, we guarantee our work and we guarantee same-day turns for our valued clients! Moxie Skills for Empowerment

June 1st, 2019 | By Moxie Girl Team

As we hope you read in our blog “Match Made in Heaven – Part II” our Moxie team includes members from a wide range of backgrounds and points in their individual life journeys. From career changers to former stay-at-home moms, all of our Moxies have varying degrees of experience in life.

Yes, we are all here to learn and grow, but a fair number of Moxies are also college students with their own long-term goals. Our in-school Moxies get the work schedule flexibility they need to stay on top of their formal studies while earning money, staying in shape and learning real-world skills that will help them reach their goals.

By “real-world” skills, we’re not just referring to cleaning and household tasks – that’s a given.  Even our Moxies with previous professional cleaning experience are schooled in the “Moxie Way” when they come aboard. We’re talking about learning effective time and home project management skills, multi-tasking and making good judgments, too!

We found one of our college student Moxies, Breona, at our on-campus job-fair booth at Arizona State University where she is enrolled full-time. She was looking to earn some money with a flexible schedule, but she found a lot more. Breona says she loves “the whole dynamic of this company, and its morals and values” and quickly advanced to a Team Lead position after joining us in the latter half of 2018!

Breona’s dream is to own and operate an in-home care-giving business to serve the needs of those who might otherwise be relegated to nursing facilities and she credits Moxie Girl with helping her gain important communication skills. “I would envy the Moxie team if I wasn’t able to be part of it.The name itself is so empowering to me, but more than that, this team feels like one giant family that continuously encourages and supports one another.”

Another of our college student Moxies is Rachel, who was also discovered at an ASU job fair. Rachel is majoring in Justice Studies and has her sights set on becoming a crime scene investigator. Flexibility in schedule was of great importance to Rachel, too, but she was also looking for a supportive team to work with while honing her time-management skills.

Working with Moxie Girl is “having a group of people to boost your positivity and help you in situations you’re not sure how to handle. Having this group to look up to is something I cherish every day.”

Many of our Moxies say one of the most important things they’ve learned is determining what’s “good enough,” because Moxie Girls all tend to want things to be perfect , and in doing so, we know we need to be reasonable. After all, we’ve got schedules to keep!

Does Moxie Girl sound like your kind of tribe? We are always looking for more of “us”, so introduce yourself, please!

Moxie Saves the Holiday Weekend for your vacation rental, Airbnb, and Vrbo!

May 28th, 2019 | By Moxie Girl Team

Moxie Girl is always thrilled that you love our services and recommend us to your family, friends, and associates!

We received a call recently from a friend telling us she had recommended Moxie to a friend of hers who was converting his Paradise Valley home to a vacation rental and may need our help stocking the home for guests. As it turned out, he REALLY needed help!

We got a call at 11 am from the property owner and found out that the “cart” was actually well ahead of the “horses.” The owner had already booked the home for the holiday weekend and there were five guys on their way – TODAY!

Moxie to the Rescue!

Moxie Girl rose to the challenge and went to the home immediately for a walk-through.  Although the homeowner had pillaged a few scant items from his other properties, the house still needed, oh…just about EVERYTHING!

Making our long list of “must-haves” based on Moxie’s vast experience in the vacation rental industry, Moxie Girl told the owner they’d be back in a few hours with everything he would need.  Have you ever really thought about the things you might need to use in the course of even a weekend? Here’s a partial list of what was purchased that day:

Kitchen – Cookware, dishes, drinkware, utensils, coffee maker, toaster, knives, dish towels, hot pads

Bathrooms – Towels, bathmats, toilet paper, wastebaskets, plungers

Basic Necessities – Hand soap, paper towels, tissues, trash bags, CORKSCREW (Gasp! Imagine settling in and not being able to open the wine!)

Done and Done!

Like a pink tornado, Moxies was off, scooping up all the items on her list and was back to the home, unpacked and made the vacation rental guest-ready by 4 pm!  Just in time for the guys to start enjoying the holiday weekend!

While we don’t encourage waiting until the very last minute to stock your vacation rental home, you can be confident that with our extensive vacation rental, Airbnb, and Vrbo know-how, Moxie Girl is always the best choice, no matter when you call! Click for a FREE CONSULTATION!

HB 2672 Affects Your Arizona Vacation Rental Home!

May 24th, 2019 | By Moxie Girl Team

Attention Arizona Vacation Rental Home Owners!

The business of operating vacation rental homes has skyrocketed in the past five years, with these short-term rentals increasing in number by well over 500% since late 2014 – and occupancy rates for these vacation rental properties are at an all-time high! Business is definitely booming if you’re the owner of a vacation rental home.

Vacation rental properties – or their guests, rather – also provide a steady influx of new visitors to businesses in the areas surrounding these rentals. That equals greater success to those business  -and more money into city and state sales tax coffers! There are even business (Moxie Girl, for example) dedicated to serving the vacation rental industry, boosting employment opportunity in the Valley!

Other Side-Effects of this Boom?

Yes…Complaints, unfortunately. Many permanent residents of nearby vacation rental properties – especially larger ones – tell tales of woe. Noise, trash and increased traffic have been among the most common complaints. To those living next to “party houses,” short-term rentals have become a nuisance – and residents have not been quiet in making their feelings known to officials.

New Law Affecting Vacation Rentals Signed  by Gov. Ducey on May 21, 2019

As the operator of a vacation rental home in Arizona, you need to be aware of the new legal requirements that apply, state-wide. Most importantly, regardless of what city statutes and license regulations may apply, anyone in the vacation rental game in our state must have an Arizona sales tax license to operate legally.

The new law also states that rentals may not be used for weddings, banquets or other special events that would otherwise require a permit.  Certain occupancy specifics are also affected by the new legislation. Rep. John Kavanaugh, R-Fountain Hills, sponsor of HB 2672, says this measure addresses and aims to eliminate the “party house” issues at the root of many complaints.

There are also a number of new rules regarding providing vacation rental home owner contact info to cities and towns, as well as changes to violation process policies. With fines for violations ranging from $250 to $1,500+, you’ll definitely want to stay on top of your admin (and enforcement) duties as the owner of your vacation rental!

But is the New Law Enough?

Many Valley residents say the new law, which goes into effect 90 days after the end of the legislative session ends, doesn’t go far enough in curbing the disruptions they have been experiencing due to neighboring vacation rental properties. When the bill was first introduced, it included a much longer list of restrictions than the final version, signed into law this week. Rep. Kavanaugh was concerned that if included in the final bill, it would either not get enough votes to pas – or face a veto by Gov. Doug Ducey. Ducey, in signing the bill stated “In Arizona, we respect the right to do what we want with our property without undue government interference. I am open to corrective action if this bill is applied too broadly.”

Most cities already have noise, parking and littering ordinances, but officials say these rules are tough to enforce in many cases – especially in the case of vacation rental properties. Many are hopeful, though, that the new law will at least help take care of the worst violators.

On-Time is the Best Time

May 21st, 2019 | By Moxie Girl Team

Sometimes vacation rental guests will break the rules…Thankfully, it’s been Moxie Girl’s experience that rule-breakers tend to be the exception, rather than the standard. And many times, the rules that are broken tend to be the ones that don’t seem like “that big of a deal” – to the guest anyway! Guests not adhering to check-in/check-out times is without a doubt the most frequent issue we see.

Unless you take a firm position on arrival and departure times at your vacation rental, Airbnb, and Vrbo home, it’s easy for guests to think, “I know we’re supposed to be out of here no later than 11am, but another hour should be okay…” or “Check in isn’t until 4p, but I’m sure it won’t be a problem if we get there at 2.” Not a big deal, right?

Actually, it IS a very big deal when there are a limited number of hours before the next guests arrive! Moxie Girl, your vacation rental specialist, is well aware of how late check-outs and early check-ins can affect the “turn” at your vacation rental home.

Awkward…

Most of us Moxies have had a least one weird experience with either late check-outs or early check-ins. I was turning a smaller condo in Old Town Scottsdale once and the owner called to inform me that the guests arriving that day (scheduled for 4p) had her permission to “drop their bags” a few hours early since they had traveled from Canada and had lots of luggage, since they were staying for two weeks. Sure, no problem!

The bedrooms and bathrooms (upstairs) were done and I was just finishing up the kitchen when the guests showed up. I pointed them in the direction of the stairs, expecting them to drop their bags and head out. I busied myself checking on the progress of the laundry, which was in another building.  Well, the laundry wasn’t done, and the guests were still upstairs. Started in on dusting the living room…surely they’ll be out of here in just a…Wait. What? Did I just hear the shower turn on? Yup. That was the shower, alright…and here comes the “missus” to explain that her husband was just going to take a quick shower before they head out, so she’s just going to make a little snack while she waits. Oh…turns out they had groceries already, too.

Thankfully there wasn’t much more to be done that day, and I just worked my way through the rest of the living room and finished the laundry. Under the circumstances, I really didn’t have the heart to turn them out…I mean they were soooo nice – Canadians, you know.

An Invitation for “Cleaning Misses”

Sure, that little encounter turned out just fine and no harm done (although I did report the early check-in vs. the “bag drop” I’d been told to expect, just to be safe) but late check-outs and early check-ins can both affect the quality of service between guests, often leading to cleaning “misses,” the likes of which we brought to your attention in our blog, “Review Killers.” Moxie Girl believes EVERY guest should walk into a sparkling clean, as-perfect-as-we-can-make-it vacation rental home, and we schedule accordingly, to make that happen.

Not that we can’t handle a little pressure, but it can certainly be an issue when we lose any of the time we’d planned to spend due to guests not checking out on time, or arriving hours early. Unlike hotel room turns, vacation rental property turns are a lot more involved – we’re talking full laundry, multiple bathrooms (and beds) plus a full kitchen! And more often than not, guests have dug in for at least a few days with no housekeeping.

For Example…

We recently had a team of two Moxies doing a same-day turn on a rather large (4 bedroom, 3 bath) vacation rental home with about 2 hours of work left to be done when guests arrived! The push was on to get the home up to Moxie standards in a lot less time than we thought we had, while the way-too-early guests “hung out at the pool.”

Thankfully, a third Moxie was able to get to the location and help with finishing up and do a final walk-through…otherwise the guests would have found we’d missed cleaning the inside of the microwave (yuck!) and trash left in one of the bedrooms (double yuck!) We’d NEVER want a guest to find either or those things – and we know you wouldn’t either!

What You Can Do

Be sure your check-in and check-out times are clearly posted – both on your rental platform listing as well as inside the home. Some vacation rental homeowners send a text reminding guests of check-out time the evening before they’re due to leave. Yes, it may feel like you’re “playing mom” with your guests, but they may also appreciate the head-up more if you start with “Hope you’ve been having a fabulous stay! Just a reminder…”

Guests wishing to extend their stay are not unusual. If your booking schedule allows another night or two, don’t forget to keep your cleaners in the loop! Also be sure to tell us if you’ve “approved” a late check-out or early check-in so we may adjust our schedule accordingly.

Avoiding Complaints from Your Vacation Rental Guests

May 14th, 2019 | By Moxie Girl Team

As a vacation rental home owner, you know that bad reviews of your property can be expensive. Seeing anything less than a positive review (especially if it’s recent) will cause many potential guests to keep on scrolling!  No matter how fantastic your vacation rental is there will always be complaints, but here are some common ones that can quite easily be avoided.

“Property Not as Described”

No one likes unpleasant surprises! When listing (and photographing) your vacation rental, be honest about all aspects of your property. Of course you’ll want to showcase the fabulous – whether it’s the view, the pool, a grand garden bathtub…even nearby attractions! But you’ll also want to be sure your guests are prepared for other, not-so-great realities, if they do indeed exist.

Be thoughtful with your descriptions. Even some flaws may be turned into selling points for the right crowd. For example…let’s say you have a gorgeous vacation rental with loads of amenities…but it’s down the street from an outdoor motorcycle testing facility that “revs up” at the crack of dawn five days a week.

You can play up every single amazing feature on your property, but neglect to mention the fact that the motorcycle testing facility WILL be your alarm clock on the weekdays, and you’re definitely going to garner some guest complaints – and many of those WILL turn into bad reviews on your rental platform. But, if accurately described…

“Early rising thrill-seekers – this is for you! A stunning 2Bed/2Bath condo, beautifully decorated and upgraded to absolute luxury, in a gorgeous Arizona desert setting! Monday through Friday, start your day with the thrilling sounds of the world’s most technologically advanced motorcycles being tested at the nearby Xtreme Wheels facility. (The facility also offers free public tours and test rides, 7 days a week!) Evenings are quiet and minimal light in the area makes it perfect for sunsets and stargazing from the relaxing hot tub overlooking the Valley!”

“Uncomfortable Beds”

When you are charging people to stay overnight, they will absolutely expect a comfortable sleep! Don’t go cheap on beds and bedding.  In fact, if you’re going to “splurge” on anything in your vacation rental home, make it the mattresses and linens!

Quality bedding will not only leave your guests feeling pampered, but it also makes financial sense. Higher-end linens tend to be more durable. Linens used in vacation rentals are going to be laundered considerably more often than in your average household. Do you really want to be replacing sheets every two months?

“Amenities/Expected Provisions Lacking”

Competitiveness in the vacation rental home market (especially in the Phoenix area) has led to increased expectations. Many guests may just assume they’ll find the same type of amenities they’d find in a hotel – body-care products, tissues, etc.- PLUS the basics they’d find at home, such as dishes, cookware…you know, “the basics”.

Your vacation rental listing should clearly state what is provided for guests and make sure the property is adequately stocked for the duration of your guests’ stay. Especially important: toilet paper and trash bags! Moxie Girl has published some great tips for stocking your vacation rental home in our blogs “How to Set Up A Vacation Rental Home Kitchen” and “Laundry 101 for Vacation Rental Homes” too!

“Non-Functioning Systems/Equipment”

Imagine arriving for your stay at a vacation rental home having eagerly anticipated a nice visit to the hot tub with a nice pinot noir, only to find that the hot tub “with the relaxing, spectacular view” OBVIOUSLY hasn’t been maintained or tested any time in recent history. Sad face. Then ANGRY face. Then, aggressive dialing of the phone. You really don’t want THAT phone call on a Friday night, do you?

Regular testing and maintenance of all home systems and appliances is a must if you expect your vacation rental property to be a success. Issues you might just ignore or “work around” in your own home aren’t acceptable for a paying guest to deal with. A great way to stay in touch with the condition of your vacation rental property is to actually stay there yourself. Use our blog “Visiting Your Own Vacation Rental Home?” as a guide!

“Access Issues”

One of the most frustrating things a guest can experience is difficulty accessing the vacation rental home and associated amenities. After each guest departure, all keypad and lock boxes should be checked for function, and any keys accounted for. Be sure your guests have current codes to access anything they’ve been made to understand is available to them – including WiFi, community pools and laundry rooms!

“Tired and Worn-Looking”

Many things contribute to the overall appearance of your vacation rental home, including everything from like linens and cookware, to larger items such as furniture and window coverings. Replacing items costs less in the long run than bad reviews. Consider updating and replacing items BEFORE they start to look shabby. (Use our blog, “Refresh Your Vacation Rental Home for Spring” for some quick tips – they can be applied to any time of year!)

“Cleanliness”

Cleanliness in a vacation rental should never be an option. Your guests should feel as though they are entering a space which has been prepared with them in mind. NO ONE is expecting any “ewwwww” moments – especially when they should’ve been easily caught by the cleaning crew well before check-in time. Our blog “Review Killers” points out some common cleaning “misses” you should definitely be aware of!

In Summary…

There’s a lot you, as the vacation rental home owner, can do to not only avoid complaints but garner great reviews! Being proactive in maintenance, seasonal “refreshes” and cleanings keeps your property continually looking and feeling its most appealing to your guests.

Moxie Girl Celebrates Moms Everywhere!

May 10th, 2019 | By Moxie Girl Team

As Mother’s Day rapidly approaches, have you ever wondered how Mother’s Day came about in the first place? It all started with a woman named Anna Jarvis (who actually never became a mother herself.)  Anna was born in West Virginia in 1864, and was the ninth of eleven children born to Granville E. and Ann Maria (nee Reeves) Jarvis.

In 1908, Anna completed a movement that her mother had started.  It had been a dream of Ann Maria’s to create a special day to recognize other women for all of their hard work in and out of the home, in the course of raising their families.  Anna’s mother had passed before everything was approved to officially create the holiday.  Anna’s drive to finish what her mother started was strong and with the help of President Woodrow Wilson, Mother’s Day became a nationally recognized holiday.

In it’s early days, Mother’s Day was recognized with flowers and giving mom “the day off.” Traditionally, the carnation is the signature flower of the holiday with red and pink carnations recognizing mothers still living and white carnations memorializing those who had passed. Today, Mother’s Day is celebrated in many different ways. Children and husbands give flowers, cards and perhaps treat mom to a special meal or a gift certificate for a day of pampering at her favorite spa.

(Moxie Tip: If you ARE planning to take mom out for dinner in celebration of her special day – you might be wise to choose a day right before or right after Mother’s Day Sunday. Mother’s Day is usually the #1 busiest day of the year for most restaurants (followed closely by Valentine’s Day) and although staffing can be at a maximum, everything else is too. Wait times to be seated can be long and service may suffer under the strain of a continuous and heavy stream of patrons, so you might not be treating mom to the very best experience she deserves.)

Moxie Girl would like to give a big shout out to all of the mothers around the world who work hard and raise families. Many of us Moxies are also moms, so we know it is one of the toughest jobs on the planet. Happy Mother’s Day from all of us at Moxie Girl!
